Whilst most property can be seen as specialist in nature, there are generally several reasons why property is classified as specialised, such as the infrequency of market transactions of a specific type of property; that there may be limited number of such properties in existence in a defined geographical region; or that there are restrictions on the operation of a specific type of business such as licensing requirements.
